Letting
We have a comprehensive range of letting services available:
Premier Management Service - 18% inc. VAT of rental income received
To include the following: rental income advice, advertising and marketing of the property, interviewing prospective tenants, obtaining references, collection of deposit from the tenant, negotiation and settlement of dilapidations, monthly rent collection and transfer, production of monthly statements of accounts, handling all property management-related queries, liaison with utility providers, arranging repairs and maintenance and settling resultant invoices and carrying out quarterly property inspections.
Standard Management Service - 14.4% inc. VAT of monthly rental income received
To include the following: rental income advice, advertising and marketing of the property, interviewing prospective tenants, obtaining references, collection of deposit from the tenant, negotiation and settlement of dilapidations, monthly rent collection and transfer, production of monthly statements of accounts, arranging the renewal of gas safety certification.
Tenant Find Service - 12% inc. VAT of gross annual income due to be received (min. £300 inc. vat)
To include rental income advice, advertising and marketing of the property, interviewing prospective tenants, obtaining references.
Tenancy Set-up - £240 inc. VAT
Preparation of Tenancy Agreement, ensuring compliance with relevant legislation and landlord’s contribution towards independent check in.
Sale of Let Property - 1.5% inc. VAT of the sale price
Payable in the event of a party introduced by James Neave the Estate Agents subsequently purchasing the property.
